Signs You Need a New Roof

Most Shingle Roofs have four stages of deterioration.

1.) – Granule Loss

Granules are the stone surface on the asphalt shingles. This granule surface protects the shingle from UV rays, without this protective surface the shingle will become very dry and brittle. As your shingles age, you will notice bare spots and discolored areas appear where the granule surface is wearing thin.

2.) – Curling Shingles

When your shingles loose enough Granules and are left unprotected for extended periods of time the shingle will become so dry that it will begin to curl. Curling is most commonly seen with 3-tab Shingles.

3.) – Breaking Shingles

As your shingles pass well into the curling stage, in time the shingles will begin to break. The reasons for the breaking are:

Now that the shingle does not lay flat on the roof, wind can easily blow under the voids created by the curling. Snow and Rain can also break the shingles in this condition. The weight of the snow or the pounding of the rain will try to bend the curled shingle flat.The shingle is so dry it is no longer pliable and will break rather then bend.

4.) – Excessive Shingle Loss

As your roof nears the end of its life span, the majority of the shingles will have broken off and nearly all of the shingles will be curled. At this point the shingles are so dry and so brittle Roof Repair is near impossible because the simple act of walking on the roof, shingles will crumble under your feet. For every 1 shingles repaired, the contractor will have broken 3 in the process. This is the time you absolutely need to replace your Roofing Shingles.

What Options Do I Have When Faced With Replacing My Roof?
Before you commit to a Full Roof Installation, allow us (or your preferred Roofing Contractor) come to your home to determine the condition of your Roof. If you have already determined without question that you need a New Roof, you have a couple choices:

Re-Cover or Overlay
Using this method your Roofing Contractor will not remove the existing layer of shingles on your roof. Instead the contractor will apply a new layer of shingles over the existing old layer of shingles.
The advantages to this method of roofing are that you will save money on the cost of labor, disposal and materials.
The disadvantages of using the Re-Cover/Overlay method are that your Roofing Contractor will not be able to identify flashing and roof deck problems as easily. Another thing to keep in mind is that this method is only allowed by Code if the existing shingles are no more then one layer thick.

Tear-Off or Re-Roof
When using this method your Roofing Contractor will remove the existing layer/s of shingles down to the bare roof deck. When using most Roofing Contractors, this includes removing shingles, felt paper, drip edge and old flashing, everything is replaced using new materials.
The biggest advantage using this method is that all the old materials in the roofing system are replaced with new. Your Roofing Contractor will easily spot problem areas, if there are any.
The only disadvantage is the extra cost. You must take into account the amount of work involved in removing the existing roofing system, the cost of disposal and materials.
