ROOF MAINTENANCE FOR HOMES IN LEHIGH VALLEY PENNSYLVANIA
Roof Maintenance is often the most neglected area of a Roof Management Program.
It's also the single most important factor (after proper installation) for determining the life span and cost of a Roof System.
Adept Roofing offer Roof Maintenance Services that can add years to the life to your existing Roof System. When your Roof is left unattended, Roof Leaks can cause damage to your building’s interior such as wallpaper, drywall, plaster walls and ceilings and even cause structural deterioration.
The National Roofing Contractors Association recommends regular roof maintenance 1 to 2 times a year to avoid problems such as;
- Leaves, branches, dirt, bird droppings and pieces of old roofing material in your valley flashing's, chimneys and skylights which will divert water and debris onto your roof deck and deteriorate the felt underlayment thus allowing water into your living area and possible dry rot wood and mold problems.
- Debris in gutter will allow water to flow back into living areas.
- Slipped shingles (not fastened properly) and cracked or missing shingles will expose the protective felt underlayment to sun and rain which will deteriorate and allow water into living area.
Our Roof Maintenance Service will ensure these issues are identified and eliminated before problems arise and costly damages occur.
We will perform the following Preventative Roof Maintenance;
- We will clean all debris from the surface of the roof. Debris has a tendency to hold water, and water will promote roof deterioration, especially asphalt shingle roofs. This includes debris that has gathered in;
- Roof Valleys
- Behind Pipes, Chimneys, Roof Vents, Power Fans and any other Roof Protrusions
- We will check all flashing's and make sure that they are not deteriorated and there are no holes in them.
- We will apply roof cement under any Loose Shingle Tabs.
- We will replace any Damaged Shingles.
- Keep all Gutter free of debris. Make sure that the downspouts are draining properly.
- We will trim back any overhanging tree branches.
- We will check all caulking and sealants. Scrape and remove any caulking that is weather cracked and damaged. Clean the area thoroughly. Reapply caulking to area.
- We will check the mortar on chimneys and parapet walls, both in between the brick and on top.
